What every Florida buyer should check

The tax reset. The seller's Save Our Homes cap ends at the sale, so budget on just value, not the seller's bill.
The flood disclosure. Since October 1, 2025 the seller must disclose past flooding, claims and FEMA aid before the contract.
Wind and insurance. Roof age and wind mitigation features drive premiums; get quotes before your inspection period ends.
Sinkholes. Standard policies cover only catastrophic ground cover collapse.
Condos and HOAs. Milestone inspections and reserve studies for condo buildings; the HOA disclosure summary and an estoppel certificate.
CDDs. Community development district assessments are billed on the tax bill.
