Terms of use
Last updated October 25, 2026
HouseDirt is a free tool that pulls public records about a home so you know what to ask before you buy it. By using it, you agree to these terms.
It's information, not advice
A HouseDirt report is for general information only. It is not legal, financial, tax, insurance, inspection or real estate advice, and it doesn't replace the people and documents you'd normally rely on, such as:
- a licensed home inspection and a survey
- the title commitment and an attorney or title company
- an official tax certificate from the tax office
- a flood zone determination from your lender or insurer
- your real estate agent, lender and insurance agent
The verdict and the red/yellow/green labels are a rough guide to where to look. They aren't a rating of the home or the neighborhood.
The data can be wrong
Everything in a report comes from public sources: the US Census Bureau, county appraisal districts and tax offices, cities, FEMA, the State of Texas, school districts and others. These records can be incomplete, out of date or simply wrong, and a source can be down when you search, so some checks may be missing. We match records to an address automatically, and a match can be off (for example on condos, new builds or addresses near a boundary).
Before you rely on anything, check it with the official source. Each section of the report links to where its data came from.
HouseDirt isn't affiliated with or endorsed by any of these agencies. Our use of the Census Bureau's geocoder isn't endorsed or certified by the Census Bureau.
Where it works
This site builds reports for addresses in Texas. How much it can check depends on the county; the coverage page lists what's automated in each of Texas's 254 counties.
Using it fairly
Each report asks many government servers for records, so please use HouseDirt for your own home search. Don't run automated or bulk searches, scrape the site, or try to get around the verification check or the rate limits. We may block traffic that does.
No warranty
HouseDirt is provided "as is", without any warranty, and may change or stop at any time. To the fullest extent the law allows, we aren't liable for any loss or decision based on a report. You're responsible for your own buying decisions.
Map and data credits
Map data © OpenStreetMap contributors, map tiles by OpenFreeMap and © OpenMapTiles. Fallback basemap: USGS The National Map. Other sources are credited in each report section.
